What will Ambassador Abstract Company do for me? (a) Review Agreement of Sale (b) Conduct a search on the title of the property at the appropriate court house examining the record of prior ownership for a period of sixty years. (c) Review all pertinent records of previous ownership, including deeds, plat maps, mortgages and taxes. (d) Contact other relevant resources of information including taxing authorities, community associations and water and sewer companies. (e) Contact, if applicable, the lending institutions to make sure bank documentation is in order and conforms to the banks lending commitment letter. (f) Prepare settlement statement which will set forth the transaction from a financial stand point and will outline all fees and expenses due at closing. (g) Schedule and attend closing. (h) Issue a Title Insurance Commitment and policy to the new owner and lending institution. (i) Record all pertinent documents including the deed and mortgage. (j) Disburse the proceeds of sale and funds collected to appropriate party or agencies.
